Open Position — Property Manager

The Property Manager will ensure that the properties are operating in accordance with the policies and procedures of Arts + Crafts Holdings under the guidance of the Director of Property Management. They will represent the company as a brand ambassador, with a focus on tenant satisfaction.

Responsibilities: 
• Oversee the management of assigned properties. 
• Provide quality customer service to all tenants. 
• Act as the main point of contact for tenants being a resource and problem-solver while meeting the expectations of the organization. 
• Oversee and manage tenant work orders for the assigned properties. 
• Partner with accounting on receivables and operating expenses. 
• Manage third party vendor services and contracts, including the negotiation of contract pricing.
• Maintain, source, and build relationships with third party service providers. 
• Create, manage, and execute annual budgets for operating and capital improvements. 
• Collaborate with property personnel and coworkers to meet property and company goals. 
• Regularly inspect and evaluate all building equipment, systems, roofs, and grounds to ensure the appearance and operation of the properties meet company standards. 
• Represent the organization at company sponsored, tenant, and community events. 
• Coordinate various fire life safety inspections, insurance inspections, and the like. Create and maintain emergency procedures and preventative maintenance programs as needed. 
• Partner with construction on tenant fit outs and capital expenditure projects. 
• Collaborate with asset management, leasing, and community relations. 
• Assist in fostering a team atmosphere within the property management team and the company. 
• May require extended hours during building emergencies, special projects. Requirements: 
• 3-5 years minimum of proven property management experience. 
• Full understanding of property management and its financial aspects. 
• In depth knowledge of all state and local rules and regulations surrounding property management. 
• Ability to interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and procedure manuals. 
• Customer service focus and bottom line orientation. 
• Strong communication and presentation skills. 
• Well organized with excellent time management skills. 
• Ability to multi-task effectively in a fast paced work environment. Ability to prioritize workload. 
• Moderate to expert level experience with Microsoft Office, Adobe, and Google Suite. 
• Yardi, MRI, or similar software experience. 
• High school diploma/GED required. 
• Availability to travel and respond to building emergencies and events outside of business hours. Includes telephone and physical ability depending on the nature of the event.

Open Position — Office Administrator

The Office Administrator will help the office and property management team with ensuring that the properties and office are operating in accordance with the policies and procedures of Arts + Crafts Holdings. They will represent the company as a brand ambassador, with a focus on tenant satisfaction.

Qualifications
- must have experience answering a multi line phone system
- strong customer service background
- must be organized
- experience working with Apple products and G Suite is a plus

Open Position — Assistant Property Manager

The Assistant Property Manager will ensure that the properties are operating in accordance with the policies and procedures of Arts + Crafts Holdings under the guidance of the Director of Property Management. They will represent the company as a brand ambassador, with a focus on tenant satisfaction.

Open Position — Intern

Qualifications

  • Gain hands-on exposure to the Philadelphia Commercial Real Estate industry from the owner/operator perspective.

  • Collaborate with multiple teams including Property Management, Construction, Leasing and Acquisitions, Marketing, and Accounting.

  • Assist the Property Management department with tenant communications including, but not limited to, email communications, newsletters, etc.

  • Assist the Property Management Department with research, development, and implementation of projects including building information and tenant information.

  • Assist the Property Management Department research and implement projects related to the City of Philadelphia’s Building Energy Performance Program

  • Assist the Leasing and Acquisitions department with organizing current floor plans and leasing plans, identifying with plans are not available, and communicating with architects on collection of missing plans.

  • Assist the Leasing and Acquisitions department with tracking leasing activity including lease renewals and proposals.

Qualifications

  • Pursuing a Bachelor’s degree

  • Experience using Microsoft Office and Adobe

  • Excellent writing, editing, and communication skills

  • Organized and detail-oriented

  • Ability to take initiative

  • An interest in the Commercial Real Estate industry
